What is an inventory?

An inventory is a detailed list of the contents, fixtures, fittings and condition of a property drawn up at the start of a tenancy. Used in conjunction with a Schedule of Condition, a professional inventory provides both the tenant and landlord with an accurate description of the property and its contents to safeguard against a dispute at the end of a tenancy.

Do I really need an inventory?
If you are renting out your property then the answer is yes, even if you're renting it unfurnished. A good inventory will list each room and provide such details as the type and colour of wall coverings, flooring, light fittings, heating, windows, kitchen units and bathroom suites. With the introduction of Tenancy Deposit Protection in April 2007 it is more important than ever to have a professional inventory drawn up and check-in and check-out inspections carried out at the start and end of the tenancy. Without an inventory and check-in your tenants could replace your expensive light fittings with cheap versions and get away with it; with a good inventory your fittings and fixtures will be noted, photographed, and signed for by the tenant at the start of the tenancy.

I'm a tenant, what good is an inventory to me?
An inventory along with check-in and check-out inspections protects you from the landlord or agent trying to make unnecessary deductions from your deposit at the end of the tenancy. As you sign for the condition of the property at the start and have a detailed list of the contents you will know exactly how to leave the property when you move out. You will be advised at the check-out of discrepancies between the condition at check-in and the condition at check-out, and will be made aware of any potential deductions to your deposit.
